Manager - CRM - Real Estate & Constructions (6-10 yrs)
Job Description :
1. Accepting application form for new bookings and Ensuring that the booking form is logged in and a welcome email sent to the client.
2. Responsible for all client documentation like welcoming the clients through calls and emails then helping them getting onboard by providing all the basic information to them regarding Stamp duty & Registration process, GST, TDS and all other charges details. As well sending Allotment letter, Payment receipts, Buyer Agreement, issuing Demand Notes/Reminders, Cancellation Letters, stamp duty letters, VAT letters, Bank NOCs, etc.,
3. Constantly talking to defaulters and understanding the problem and putting forward the case to the management if required.
4. Well versed with the processes that provide accurate documentation to customers for their transactions;
5. Well versed with registration process and formalities at registration office.
6. Helping client to get bank sanction at the earliest then after Stamp duty payment, Preparing the challan for registration through our agent, executing the registration and then helping them to complete all the disbursement formalities by getting all the documents prepared like NOC, ROC, Demand Letter, Payment receipts & architect certificate.
7. Prepare set for APF with bankers.
8. Providing timely update to clients regarding the possession of the apartment.
9. Solve the queries through e-mail or telephones related to agreements, payments, flat, registrations etc.
10. Give all monthly reports to senior like monthly total sale of flats, total received amount, total registration, total agreements, separate data for problematic clients, etc.
11. Prepare set for APF with bankers.
12. Initiate the interest recovery process from defaulters; get authorizations from the Accounts Department on the same.
13.Meeting with management / seniors & try to solve the queries of clients
14. Working on ERP
15. Managing the handover of inventory across all PAN India Projects, coordinating with the Project Team to ensure all handovers are completed snag-free and to achieve complete sanctification with customers
16. Data Management and Report Preparation for all functions of the CRM Team based on verified facts and information, Audit Report Management. Post- sales Documentation: overseeing smooth preparation and management of the post-sales related documentation and in a timely manner
Requirement :
1. The candidate must be from Real estate background with 8 to 10 years- experience into Managerial Role.
2. Should possess a Bachelor's degree/MBA/PGDBM
3. Candidate should have a positive attitude & should be goal-oriented
4. Candidate should have good Communications & convincing skills
5. Excellent conversational and customer service
6. Proficient computer skills including the Microsoft Office and in-depth knowledge of data mining and Internet research.
