Manager - Business Development - Real Estate (8-10 yrs)
Requirement: B E / MBA finance / CA
Key Responsibilities:
Front lining the business development efforts by building the pipeline :
- Identify opportunities for Real estate development through Strategic alliance, acquisition or other market opportunities in Mumbai Metropolitan Region and review the opportunity in accordance with company's overall business strategy.
Deal Making & Closure:
- Prospecting, structure deals, including valuation and negotiation, troubleshoot problems; ensure legal agreements mirror the commercials; coordinate with concerned teams; perform due diligence, achieve quarterly and Annual Deal Targets.
- Prepare detailed opportunity assessment reports, project financials, terms sheets, Joint development agreement frameworks, key evaluation matrices and presentations for decision making by senior management
Relationship management:
- Develop network/ relationship with IPCs, key brokerage firms, land matter related authorities for lead generation.
- Initial Opportunity assessment for project filtering.
- Working with Internal teams (finance, legal, liaison, PMO) to mature the project from lead stage to term sheet stage to final development agreement.
Industry & Market Intelligence:
- Keep abreast with developments of the sector and create opportunities from innovative sources- Should be aware of market dynamics and analyze and assess opportunities & threats arising out of change in regulations/sectoral development
- Provide periodic insights and updates triggered through market intelligence effort to improve business development planning and decision making.
COMPETENCIES & Criteria:
- Experience within Residential Real Estate is the top priority - joint development/land deal negotiations and existing network of contacts
- Degree qualification
- Market research experience
- Creative talents, innovative self- starter and the ability to negotiate and solve tough problems
- Relevant sector experience - Residential/Commercial property, Mumbai Metropolitan Region
- In depth knowledge of financial analysis and project financial modelling
- Knowledge(preferable) of the land laws and development regulations for BMC, TMC, NMMC, PMC & MHADA
- The ability to handle pressure and meet deadlines
- Skill in prioritizing and triaging obligations
- Attention to detail, commercially orientated
- Excellent time management, organization and presentation skills
