Goyal Wedevelopment - Associate - Sales (2-5 yrs)
OPERATIONAL RESPONSIBILITIES:
- Create Master Schedule for a Project, linking all functions such as assignment of main resources, legal due diligence, funding for various phases, concept design, review and finalization of design, Initial permits and sanctions, Drawings, Procurement (Materials and Contracts), Site Development, Marketing Launch, Construction of buildings and external works, final NOCS/OC and handover. Identify Critical Paths.
- Generate a phase-wise plans for above. Create detailed Pre-Construction Activity Schedule showing key milestones to be achieved by Liaison Architect, Design Architect, Consultants, Estimation and Quantity Survey, Contracting and Purchase, Legal, Finance, Marketing & Sales and HR. Identify Critical Paths.
- Generate detailed Pre-Construction Schedule, showing all activities and tasks including documentation requirements for expediting. Identify Critical Paths.
- Expedite pre-construction activities by providing to Liaison Architect, documentation / permits / drawings schedule
- Expedite pre-construction activities by providing to Design Architects and Consultants, the Drawing / Documentation delivery schedule - Generate (or review) detailed Construction Schedule for each building and external works, showing all activities and tasks, with links showing predecessors and successors. Identify Critical Paths.
- Assist Construction Manager to prepare Contactor Procurement Plan (Work Order Plan)
- Assist Purchase Manager to prepare Procurement Plan for long delivery items and other critical materials
- Expedite by assisting Liaison Manager to integrate his works with the Construction schedule
- Generate Cash out-flow statements based on budgeting and schedule
- Assist Sales dept. in generating Sale Plans and Revenue inflow statements.
- Assist Finance Manager in generating cash flow statements.
- Generate (or Review) task level schedules to all sites
- Update all schedules, maintain records with baseline schedules as per Contract requirement, collate MIS reports and present related records and reports to Programme Manager as per the set frequency or as per requirement.
- Monitor progress and alert Programme Manager regarding critical action
