Position : Business Development Executive -Integrated Retail Services

Reporting to : Head-Integrated Retail Services & Business Development

Job Location : Bangalore

Its a fifth largest integrated own brand watch manufacturer in the world over 7,560 employees, two exclusive design studios for watches and jewellery, 12 manufacturing units with over 1200 exclusive retail stores. India's largest retail network spanning over 220 towns.

Job Profile:

- Manage identification of Retail properties across India for all Brands, after analyzing market in both High streets and Malls as per Network expansion plans of the Brands with the help of the Regional teams

- Ensure the teams negotiate Rentals with the Land Lords / Developers and bring it within the expected Rent to Revenue Ratio

- Involve in final rental and other commercial as well as technical negotiations

- Co-ordinate with the Legal for the Due diligence, get necessary internal approvals, co-ordinate for Security Deposit, entering into agreement / registration and handover the property to Project team for execution.

- Monitor the Sale performance of running stores wrt the plans and Re-negotiate rentals or suggest alternate properties wherever the Rent to Revenue ratios are high based on market conditions.

- Co-ordinate with real estate agencies / other brands and keeps track of Market Conditions / Development and provide periodic inputs to the Retail team wrt to upcoming markets, malls, competition etc.

- Guide the retail brand team in Identification of franchisees for the brands.

- Co-ordinate for smooth closure of stores and collection of Security deposits

- Ensure process / transparency

Key Deliverables

- Achieve number of store months as per the Network expansion planned by the Brands

- Achieve the targeted Rent to Revenue ratio

- Quarterly feedback of Market conditions to the Brands

- Reduce cost of operations / investment by getting other facilities from the LL

Desired Skills & Qualification:

- Graduate. An MBA would be preferred.

- Should have minimum 5 years of experience in the Business Development and Retail Projects Role.

- Exposure to operations will be an added advantage.
