AVP - Residential Sales - Real Estate (15-20 yrs)
Job Objective: To formulate and implement residential sales strategy for the company in order to drive top line growth
Primary Responsibilities
Strategic
- Develop and implement the residential sales strategy in line with the business strategy of the company
- Drive the development of various sales channels to establish effective touch points with the target customer segment
- Provide inputs during the price matrix definition process for the residential segment based on latest market price trends and other related parameters
Operational
- Develop sales planning process by devising customer mix, positioning, pricing, and payment schedules based on delivery schedules
- Develop a process for collating customer feedback and market intelligence related to residential domain
- Establish a robust framework to ensure effective validation of customer documentation for sale
- Ensure sales maximization through effective management of the sales launch process by providing support to the customer
- Ensure the sales team responds to customer queries for residential projects in a timely manner. Serve as the highest point of issue resolution
- Work with Corporate Branding for marketing and branding initiatives for residential projects.
- Drive post sale deed documentation with Legal
- Ensure timely handover of all customer related information to the Facility Management team post possession
- Monitor and review achievement against sales target and initiate activities to increase sales
Financial
- Maximize sales revenue and drive timely collections to ensure minimal receivables
- Formulate and ensure adherence to the sales budget for all projects, in consultation with the Chief Marketing Officer
People
- Foster an environment of learning, excellence and innovation within all aspects of team work
- Conduct performance appraisals on departmental staff / personnel. Assess and fulfill training and career development requirements
- Coach subordinates to develop the team's capabilities and build a strong succession pipeline for the role
Qualifications MBA (sales & marketing)
Desired experience-15-20 years experience with at least 8 years experience handling the residential sales function in the Real Estate industry
