Ajmera Realty & Infra - Head - Business Development (12-25 yrs)
Strategic :
- Develops the departmental strategic plans for project and other department and ensures approval by the senior management. Formulating quality systems and process for project development, pre-concept feasibility studies, project planning and scheduling, developing project delivery strategy and risk analysis, value engineering analysis and facilitating inputs at all stages of design and construction.
- Exploring financial opportunities through business development and strategic tie ups with developers', banks, investors and consultants,
- Gaining all the information needed to determine new and assigned projects development strategy.
- Preparing a preliminary business plan (Overview, Scope, Schedule, risk, financials, stakeholders) for property development to demonstrate that it has the potential to turn a worthwhile profit.
- Getting required government approvals and begin talks with professionals needed for the construction of the project.
Operational :
- Implementing groups policies and processes as applicable for internal and external stakeholders, teams and operations management.
- Liaising with various government authorities for direct allotment of the land parcels and compliances of local laws during development and construction phases.
- Supporting and providing organisation and fostering collaboration amongst multiple departments and complex issues, pertaining to Clearances & Approvals, Master Planning & Design - both future and existing- in the areas of: Master Planning & Design, Operations and development. Ensuring process and systems are in place to meet the regulatory, statutory, audit and compliance requirements.
- Design, develop, monitor and control process and procedure for the overall success of the cluster of projects.
- Driving the resource management plan both people and material critical for the project in coordination with the project directors.
- Ideating, developing contracts, monitoring RFP and RFI's, and administrating procurement of PMC, Contractors and sub-contractors (Both services and materials)
- Managing business communication for new and ongoing development projects with various internal and external stake holders.
- Ideating, reviewing and recommending plans and processes to achieve business excellence.
Financial :
- Planning, directing and coordinating all short term and long term goals for restricted and unrestricted fundraising, identifying grant sources, and developing funding projects. Spearheading P&L management of the business. Preparing Annual Operating Plan (AOP) - to preserve business plan, profitability, cash flow planning and management.
- Plan and achieve sales revenue/volume and market share.
- Build sustainable revenue model
- Ensure accuracy of all financial and metric data in accordance with business guidelines. Driving extensive use of technology software
- Training need identification for higher productivity. Execute capability building initiatives
